Acquisition Service

• Identify all suitable options including direct approaches to local occupiers, owners and agents.
• Prepare and present a full report on these options.
• Set up a system to monitor any opportunities as they arise and report on these.
• Arranging and accompanying clients on inspections.
• Advising on terms likely to be achieved for a shortlist of properties.
• Preparing Heads of Terms for client's favourite option.
• Enter into negotiations on client's behalf with the lessor, or vendor in accordance with our advice.
• Agree terms with the lessor, or vendor in accordance with our advice and re-negotiating terms if necessary.
• Measuring the accommodation in accordance with the RICS Code of Measuring Practice (6th Edition) and re-negotiating terms if necessary.
• Formally instructing solicitors on client's behalf.
• Oversee any structural survey if applicable and negotiate on points raised.
• Reporting on draft documentation.
• Negotiate with client's solicitors against the lessor and their solicitors.
• See the matter through to completion, handling enquiries from suppliers, the press etc.
